Mansion flats, semis and new blocks in Barnet
Barnet covers a lot of ground, from Hampstead Garden Suburb up to High Barnet and across to Edgware, and its rented homes fall into three broad groups. Each one fails its EICR in a different way and needs a different kind of access.
1930s mansion blocks in Golders Green, Hendon and Finchley
Along Finchley Road and the main roads through Hendon and Finchley there are red-brick mansion blocks from between the wars. The flats inside are often on a board that was replaced once and not since, with no RCD and with bonding that was never brought up to date. The building itself usually has a porter or a managing agent, set working hours, and a landlord's distribution board for the lifts and corridors that we cannot touch without consent. We agree those details with the managing agent before we book your tenant.
Suburban houses from Mill Hill to Whetstone
The semis and detached houses of Mill Hill, Whetstone, Edgware and Finchley are often let whole to families or as house-shares. Loft conversions and side extensions are common, and the wiring for them is frequently taken from an existing circuit without RCD protection. Older homes can still have a lighting circuit with no earth, which matters wherever metal light fittings have been added.
Colindale and the newer developments
Colindale and parts of Hendon have a large number of recent blocks. These flats tend to have a modern board. The report is more likely to list smaller items: a damaged accessory, missing labels, a smoke alarm or a circuit that tripped on test. We price the items one by one, so you do not pay for a board you do not need.
In a mansion block the landlord's supply and the flat's supply can sit side by side in the same cupboard. We only work on the circuits your report covers. If the fault traces back to the building's side, we tell you and the managing agent in writing before anything changes.

Barnet tenancy held up by a failed EICR?
Send over the PDF. We come back with a fixed written price inside 60 minutes, from a firm that had nothing to do with the inspection.
What Barnet landlords ask us
My flat is in a mansion block with a porter. How do you handle access?
We contact the porter or managing agent first, confirm the hours the building allows contractors, and book your tenant around that. If the managing agent asks for proof of insurance, we send our public liability details before the day.
Most of my report is minor items. Do I still need a new board?
Not necessarily. In newer Colindale and Hendon flats the board is often fine. You pay the attendance and testing price plus the items listed, and nothing else.
Can you work from a report another firm produced?
Yes. Forward it unchanged. We price each coded item from our list, and the price only changes if we agree it with you in writing.
Do you take work through Barnet letting agents?
Yes. Agents across Finchley, Hendon and Edgware can run inspections and remedials through one account, with one invoice a month and evidence filed by property. See the agents page.
