EICR remedial work in Southwark

Fixed-price consumer unit replacement and remedial work across SE1, SE5, SE15, SE16 and SE17, covering Bermondsey warehouse flats, Peckham terraces and the big Walworth estates. Email us the failed report, whoever carried out your inspection, and we'll price it within the hour.

There's no call-out charge on a board job. A deposit secures your slot, with the balance due when the work is done and certified, and our money-back guarantee covers the lot.

How long have you got?

The 28 days run from the date of the inspection, not the date the report reached you.

The Southwark properties we see fail

Southwark has three very different kinds of rented home. There are old riverside warehouses converted to flats, Victorian streets running south from Camberwell, and some of the largest council estates in London. Each fails its EICR in its own way, and each needs the day organised differently.

Warehouse flats in Bermondsey and Rotherhithe

Along Shad Thames, Bermondsey Street and the Rotherhithe riverside, many flats sit inside converted Victorian warehouses. Their wiring is usually newer than the buildings, so the faults are rarely about age alone. Reports often flag a plastic consumer unit that should now be in a metal enclosure, or bonding to a services cupboard that has been boxed in. They also flag downlights fitted into ceilings without the fire protection the report expects. Large open-plan rooms with long cable runs can also show high readings on test. These buildings have porters or a managing agent, and working hours, lift use and parking in a loading bay are set by them. We get that agreed in writing first.

Peckham, Nunhead and East Dulwich terraces

Rye Lane, Bellenden Road and the streets around Peckham Rye and Goose Green are mostly Victorian terraces, plenty of them divided into flats. Typical findings include an old fusebox or early split-load board, missing main bonding and loft or rear extensions spurred off the nearest socket.

Walworth, Elephant and Castle and the Old Kent Road estates

The council estates of Walworth and the Old Kent Road have many leasehold flats let privately. Expect obsolete boards, absent RCD protection and supplies fed from a landing riser that the council controls.

Southwark's licensing schemes

Southwark runs mandatory and additional HMO licensing. For other private lets, the council's page names Newington, Champion Hill, Faraday, St Giles and Goose Green as the wards needing a selective licence. Schemes change, so check the council's current scheme for your address before you rely on this.

Big Southwark buildings often share risers and intakes, which can lengthen the day and occasionally needs the network operator. We price what the report shows, and if that changes we tell you in writing before starting.

Questions from Southwark landlords

My flat is in a Bermondsey warehouse block with a porter. How do you handle access?

We contact the porter or the managing agent before booking. Most of these buildings set the hours for noisy work, ask for a booking for the service lift and have rules about where a van can stop. Once that is agreed we fix the date with your tenant.

Is my Peckham flat in a selective licensing ward?

The council's licensing page lists Newington, Champion Hill, Faraday, St Giles and Goose Green as selective licensing wards, and Goose Green ward covers part of East Dulwich. Ward boundaries do not follow postcodes, so check your address on the council's current scheme.

Another firm did my inspection. Can you still quote?

Yes. We price from the report alone, whoever wrote it. You get a fixed written price within 60 minutes.

Can a Southwark letting agent book through you?

Yes. Inspections and remedials run on one agent account with a monthly invoice, evidence kept for each property, and the same trade prices as everywhere else we work. See the agents page.
