EICR remedial work in Westminster

Fixed-price remedial work and consumer unit changes across W1, W2, W9, SW1 and NW8, from Pimlico stucco to Maida Vale mansion flats. Forward the failed report, whoever wrote it, and we'll price it within the hour.

Board jobs carry no call-out charge. You pay a deposit to hold the slot, then the balance once the work is done and certified, and the whole job sits under our money-back guarantee.

How long have you got?

The 28 days run from the date of the inspection, not the date the report reached you.

Westminster buildings and what their reports flag

Most private lets in Westminster are flats, and most of those flats sit inside a building someone else manages. The board in the flat is often the simple part. Reaching the intake, the riser and the main earth is where the planning goes.

Pimlico and Bayswater stucco terraces

The white stucco terraces of Pimlico, Bayswater and Paddington were built as single houses and later divided floor by floor. Reports on these flats often record a rewireable fuse board or an early plastic consumer unit with no RCD. It is sometimes in the basement or under the stairs, several floors below the flat it serves. Long cable runs up the old staircase, main bonding that stops at the basement, and upstairs lighting circuits with no earth are typical findings.

Marylebone and Maida Vale mansion blocks

The red-brick mansion blocks of Marylebone, Maida Vale and St John's Wood usually take their supply in the basement, with cables rising to each flat through a shared riser. The flat's own board may be fairly modern. The main earthing conductor or bonding at the intake can still be undersized by current standards, or may never have been extended when gas and water pipes were replaced.

Flats above shops in Soho and Covent Garden

Upper-floor flats over shops, restaurants and pubs in Soho and Covent Garden often share a building, and sometimes an intake, with a commercial tenant. Expect an old board in a hall cupboard, cables routed through the shop's ceiling void, and no clear record of which circuits belong to the flat. The shop's trading hours affect when the supply can go off.

Porters, managing agents and parking

Many Westminster blocks have a porter or managing agent who sets working hours and lift use. Some want insurance details before a contractor arrives, so we send our £5m public liability certificate in advance and agree the time with the building. Parking and loading are tightly controlled across much of W1 and SW1, and we plan the van around that.

Westminster City Council has also brought in selective licensing. The council says it covers 15 of the city's 18 wards and applies to privately rented homes other than HMOs, with licences needed from 24 November 2025. Check the council's current scheme for your ward.

Your 28 days start on the inspection date. In a managed block, the porter's diary and the agent's sign-off can use up a week of that before anyone opens the board. Send the report early so access is agreed while there is still time in hand.

Westminster landlords ask

The building wants our insurance before you arrive. Can you provide it?

Yes. We send the public liability certificate, with £5m of cover, and a short note of the work, the isolation needed and the hours involved. The porter or managing agent can then approve the visit ahead of the day.

A fault on my report is at the basement intake, outside my flat. What happens?

Items such as missing main bonding or an undersized earthing conductor at the landlord's intake sit on the building's side of the supply. We tell you which items those are when we price, and arrange the work through the freeholder or managing agent, who normally hold the keys to the plant room.

Will you price a report another electrician wrote?

Yes, whoever produced it. We go through each observation, price the items that need work and point out any the law does not require you to fix.

Do you take on work for Westminster agents and block managers?

Yes. Inspections and remedials go through a single account, with one invoice a month and the evidence for each property filed against its address. Trade prices here are the same as everywhere else we work. Details are on the agents page.
