EICR remedial work in Ealing

Fixed-price remedial work and fuse board replacement for landlords and agents across W3, W5, W7, W13 and UB1, from Acton conversions to the inter-war streets off the A40. Share the failed report from whichever inspector carried it out, and we'll price it within the hour.

No call-out charge applies to a board job. Your deposit reserves the date, the balance is due once the work is done and certified, and it is all backed by our money-back guarantee.

How long have you got?

The 28 days run from the date of the inspection, not the date the report reached you.

Ealing's Edwardian streets and what they fail on

Ealing grew fast in the years either side of 1900, which is why so much of W5, W7 and W13 is red-brick Edwardian housing. Later, the A40 brought inter-war semis to Greenford, Perivale and Northolt. Rented homes in the borough sit in both, plus the estates and terraces of Acton and Southall.

Edwardian houses around Ealing Broadway, West Ealing and Hanwell

These are generous houses with high ceilings, long runs of cable and plenty of later alterations. Many were rewired in the 1970s or 1980s and still have that board, sometimes with an RCD that protects the sockets but not the lighting or the shower. Typical observations are lighting circuits with no earth behind original ceiling roses and bonding missing after a boiler or kitchen move. A basement or loft room is often fed from whatever was nearby.

Acton flats and conversions

Acton has more converted houses and small purpose-built blocks, along with large estates such as South Acton. In conversions the meters often share a cupboard by the front door, and each flat's board can date from a different decade. On estate flats the freeholder controls the supply, so we arrange access with them.

Inter-war semis in Greenford, Perivale and Northolt

Out towards the A40 the stock is 1930s semis and terraces, many now family lets. They typically fail on an early consumer unit with no RCD and an extension or garage wired off an existing circuit.

Southall terraces and flats over shops

Southall mixes terraced houses with flats above the shops along The Broadway and South Road, where the intake may be shared with the business below.

Ealing Council agreed a selective licensing scheme for privately rented homes in East Acton, Southall Broadway and Southall Green. It also agreed a borough-wide additional licensing scheme for most houses in multiple occupation. Both started in April 2022 for five years. Check the council's current scheme before you rely on these details.

Questions from Ealing landlords

Parking near Ealing Broadway is hard. Does that add to the price?

No. Everywhere inside the M25 is on the same price list. Many streets around Ealing Broadway and Acton are in controlled parking zones. Tell us if your tenant can offer a visitor permit or a driveway, and we plan the visit around it.

My Edwardian house already has an RCD on the sockets. Why has it still failed?

Older split boards often leave the lighting, the shower or the cooker without RCD protection. If the report codes that, the fix is usually a new board with every circuit protected, priced from the table above.

Can you work from a report produced by someone else?

Yes. Forward it unedited. We price every coded item from our list, and the figure is only changed if we agree it with you in writing.

Do you take bookings from Ealing letting agents?

Yes. Agents in Ealing, Acton and Southall can put inspections and remedials on one account, with a single monthly invoice and evidence filed per property. See the agents page.
