Camden's rented homes and what fails on them
Camden runs from the Georgian squares of Bloomsbury up to Hampstead and Highgate, with Camden Town and Kentish Town in between. Private lets here include shared and student housing near the universities, flats in big Victorian houses, and leasehold flats on council estates.
Bloomsbury and King's Cross: Georgian terraces and shared lets
Around the squares of Bloomsbury and towards King's Cross, Georgian terraces are divided into flats, offices and shared housing for students and young professionals. Many are listed, which can affect how and where new cables are run. Typical findings are rewireable fuses or an early consumer unit in the basement, no RCD protection on the sockets, and circuits that cross between flats after past conversions.
Kentish Town and Camden Town: Victorian houses in flats
The terraces of Kentish Town and Camden Town are mostly Victorian houses converted into two or three flats, each with its own meter in the hall or under the stairs. Reports often pick up meter tails too small for a modern supply and missing main bonding to the gas and water. Kitchen or loft extensions are often wired off an existing circuit with no RCD.
Hampstead and Belsize Park: villas and mansion flats
In Hampstead, Belsize Park and Swiss Cottage, lets tend to be large flats in Victorian villas or Edwardian mansion blocks. On the sloping streets boards are often in a lower-ground cupboard, and damp in basements can show up on the report as low insulation resistance on those circuits.
Leasehold flats on Camden's estates
Camden has a large council housing stock, and many estate flats have been sold on long leases and are now let privately. The board in your flat is yours, while the riser, the communal earthing and anything outside the front door belong to the council as freeholder. We price what sits inside your flat and tell you when an item on the report is a communal one.
Camden also runs a borough-wide additional HMO licensing scheme for homes shared by three or more people from two or more households, renewed for five years from December 2025. Check the council's current scheme if you let a shared house or flat.
Listed buildings and conservation areas cover a large part of Camden. A new board can usually go where the old one was. If the report means new cable runs, we tell you in writing before we start and agree the route with you.

Camden landlords ask
My flat is a leasehold on a council estate. Can you work there?
Yes. Work inside your flat is arranged between you and us. If the report flags something in the riser or a communal cupboard, that falls to the council as freeholder. We tell you which items those are so you can raise them. Where an estate asks contractors to sign in or book parking, we sort that before the day.
I let a house to students near the universities. Does anything extra apply?
A house or flat shared by three or more people from two or more households may need a licence under Camden's additional HMO scheme. The five-year inspection and the 28-day deadline for remedials apply as they do to any private let.
Do I have to fix every item on my report?
No. C3 items are recommendations and do not make a report unsatisfactory. Only C1, C2 and FI observations need clearing, and our price shows which is which before you commit.
Can Camden lettings agents open an account?
Yes. One account covers inspections and remedials, billed on a single monthly invoice, with each property's paperwork filed under its address. Agents pay the same trade rates in Camden as elsewhere. Read more on the agents page.
