What fails in Tower Hamlets housing stock
Tower Hamlets packs very different buildings into a small borough. A report from a Docklands tower and one from a Stepney terrace fail for different reasons, and the access is planned differently too.
Docklands towers on the Isle of Dogs and around Canary Wharf
Many flats in the newer towers are all-electric, with no gas supply, so the heating and hot water run from the electrical installation. Reports here tend to pick up an RCD that trips slowly or fails its test, missing labels and smoke and heat alarm coverage. Damaged or overloaded accessories in kitchens are common too. The board itself is often modern enough to keep. Where it is not, the change is usually quick, but the timing sits with the building manager.
Warehouse conversions in Wapping and Limehouse
The riverside warehouses along Wapping and Limehouse were converted into flats from the 1980s onwards. Those installations are now old enough to show their age. Boards from the conversion era often lack RCD protection on some circuits, and metal conduit and trunking needs its earth continuity proving. Lighting in high or vaulted ceilings can take access equipment to reach.
Older terraces and post-war estates
Spitalfields, Bethnal Green, Bow, Stepney and Mile End keep Georgian and Victorian houses, many split into flats, next to large post-war estates. Expect the familiar findings: a rewireable board, bonding to the gas and water missing or undersized, and several flats fed from one shared intake.
In a managed block, the managing agent or concierge sets the rules. These cover permits to work, lift booking, approved hours and how any hole through a fire compartment wall is sealed afterwards. Give us the agent's contact and we agree those in writing before we attend.
Licensing in Tower Hamlets
Tower Hamlets Council's additional licensing scheme covers the whole borough for privately let homes shared by three or more people from two or more households. The council's page asks applicants for an electrical safety certificate. If your inspection failed, clear the remedials first so the evidence you send is a satisfactory report. Check the council's current scheme before you apply.

Questions from Tower Hamlets landlords
My flat in a Canary Wharf tower has no gas. Do I still need bonding?
Main bonding goes to whichever metal services enter the flat, so in an all-electric flat it is usually the water pipe only, if it is metal. The report will say what the inspector found. We price only what it lists.
My building manager has rules for contractors. Can you work to them?
Yes. Docklands and riverside blocks often ask for proof of insurance and a booked slot before a contractor is let in. Send us the managing agent's contact and we agree permits, lifts and hours with them ahead of the date, so the visit is not lost from your 28 days.
Will you price a report written by a different firm?
Yes. We work from the report itself, whoever carried out the inspection. Send it over and the written price breaks down by each item listed.
Can Tower Hamlets letting agents use you across a portfolio?
Yes, for inspections and remedials on one account, with a single monthly invoice and the evidence kept per property. See the agents page.
