Kilburn conversions to Wembley new-build
Brent's housing changes sharply from south-east to north-west, and a large share of it is privately rented. The Victorian streets near Kilburn and Queen's Park give way to inter-war suburbs around Kingsbury and Kenton, with a cluster of new towers around the stadium.
Victorian houses split into flats
In Kilburn, Brondesbury, Willesden Green and Kensal Green, the big Victorian houses were divided into flats and bedsits over many decades. Reports on these often list several boards of different ages in one building and a shared intake feeding three or four meters. Bonding is often missing where the gas and water pipes were rerouted for each flat. Old rewireable fuse boxes still turn up in the upper flats.
Harlesden and Willesden terraces
The smaller terraces around Harlesden and Willesden are often let as family homes or shared houses. Typical codes are a board with no RCD, sockets added on spurs from spurs, and a kitchen or bathroom extension wired without protection.
Inter-war houses in Kingsbury, Kenton and Neasden
Further north the stock is mostly 1920s and 1930s semis and short terraces. These tend to fail on an early board, a lighting circuit with no earth, and missing supplementary protection in the bathroom.
Wembley Park and Wembley Central blocks
The newer blocks around Wembley Park are usually run by a managing agent or concierge with fixed contractor hours. Their reports tend to list smaller items rather than a board: a faulty accessory, a missing label or a smoke alarm. We price those individually and book through the building management.
Brent Council runs selective licensing for privately rented homes in every ward except Wembley Park, in two designations. An additional licensing scheme for smaller houses in multiple occupation started in February 2026. Check the council's current scheme for the conditions on your licence, and keep the satisfactory report and completion pack with it.

Brent landlords and agents ask
Do Wembley event days affect the booking?
They can. Streets near the stadium have extra parking controls on event days, and traffic is heavy. For properties in HA9, tell us if a date clashes with an event and we will pick another.
My converted house in Kilburn has four meters. Can you do all the flats in one visit?
Often, yes, if the reports arrive together. Each flat is priced from its own report. We agree the order with you so no tenant is left without power for longer than needed.
Is the work different if my property is licensed?
The remedial work is the same. The licence is where the paperwork matters, so we give you a fresh satisfactory report and a completion pack for each flat. Check Brent's current scheme for its conditions.
Do you work with letting agents in Brent?
Yes. Agents in Kilburn, Willesden and Wembley can run inspections and remedials on one account, invoiced monthly, with evidence filed per property. See the agents page.
