A board job carries no call-out charge. You pay a deposit to hold the slot, the balance falls due once the work is done and certified, and the job sits under our money-back guarantee.

How long have you got?

The 28 days run from the date of the inspection, not the date the report reached you.

Why Haringey reports fail

Haringey splits roughly in two. The west, around Crouch End, Muswell Hill and Highgate, is mostly late Victorian and Edwardian houses. The east, through Wood Green, Tottenham and Seven Sisters, mixes terraces with post-war council estates and small blocks. Both halves have a lot of rented flats carved out of houses that were built for one family.

The Harringay Ladder and Stroud Green conversions

The long parallel streets between Green Lanes and Wightman Road, and the terraces of Stroud Green and Hornsey, are full of two- and three-flat conversions. The split was often done in stages, so the wiring rarely follows the new flat boundaries. Common C2 and C3 codes here include a circuit that starts in one flat and ends in another, and meters and boards crowded into the front hall. The landlord's supply for the stair lights often has no RCD and no clear label.

Edwardian houses in Muswell Hill and Crouch End

The bigger Edwardian houses are more often let whole or as house-shares. Many still have a board from a rewire forty or more years ago, with rewireable fuses or a single main switch and no RCD. Older lead-sheathed earthing, a missing bond to the gas or water, and lighting circuits with no earth at the switch are typical observations.

Estates and blocks in Tottenham and Wood Green

Ex-council flats around Tottenham, Northumberland Park and Wood Green usually have a single board per flat, often an old plastic unit that now needs replacing with a metal one. The supply comes up through a riser the freeholder or housing provider controls, so we agree isolation and access with them before the date.

Haringey Council runs a selective licensing scheme for privately rented homes in 14 wards across the east of the borough. They include Harringay, Seven Sisters, Tottenham Central, Noel Park and Bounds Green. It also licenses houses in multiple occupation across the whole borough. If your property is licensed, keep the satisfactory report and completion pack with your licence papers, and check the council's current scheme for what it asks of you.

Haringey landlords ask

The meters for all three flats are in the shared hall. Is that a problem?

No, it is normal on the Ladder and in Stroud Green. We work out from the report which board serves which flat and agree access to the hall with whoever holds the keys. Each tenant is told when their power will be off.

My property is in a selective licensing ward. Does that change the work?

The remedial work is the same. What changes is the paperwork you keep: the fresh satisfactory report and the completion pack are the evidence the council and your tenant will want to see. Check Haringey's current scheme for its exact conditions.

Can you price from a report another electrician wrote?

Yes. Most reports we price came from someone else. We read the codes, price each item from the list above, and the price only moves if we agree a change with you in writing.

Do you work with letting agents in Haringey?

Yes. Agents in Crouch End, Muswell Hill and Tottenham can put inspections and remedials on one account, with one monthly invoice and the evidence filed per property. Details are on the agents page.
