EICR remedial work in Chelsea and Kensington

Fixed-price remedial work and new consumer units for landlords across SW3, SW5, SW7, SW10, W8 and W11, from Chelsea townhouses to Earl's Court studios. Send the failed report, whoever inspected, and we'll price it within the hour.

There is no call-out charge when we fit a board. A deposit secures the date, the balance follows once the work is complete and certified, and our money-back guarantee covers the job.

How long have you got?

The 28 days run from the date of the inspection, not the date the report reached you.

Kensington and Chelsea homes and their usual EICR findings

Rented homes in the Royal Borough range from whole townhouses and mews cottages to small flats carved out of Victorian houses, with large estates in the north of the borough. Each type tends to fail for its own reasons.

Converted townhouses and mews houses

Many Chelsea and South Kensington townhouses were divided into flats, or extended down and up, long after they were first wired. One building can have several boards of different ages. Mews houses behind the main streets, built as stables and coach houses, usually have the board close to the front door or in what was the garage. Typical findings are an older board with no RCD on the sockets and bonding left off where a kitchen or bathroom was moved. Basement or garden circuits are often added later without the right protection.

Earl's Court and Notting Hill conversions

Earl's Court and the streets around Notting Hill have tall Victorian houses split into small flats and studios. There is often a bank of meters in the hall or basement, with long tails up to each flat. Reports commonly note a shared intake serving several flats, earthing and bonding that were never revisited as more flats were added, and studio boards with no spare ways.

Garden-square terraces

Around the borough's garden squares, the stucco and brick terraces are mostly divided into lateral and duplex flats run by a managing agent. Older lighting circuits with no protective conductor, metal light fittings with no earth, and plastic consumer units that would now be replaced with metal ones are typical. Communal stair lighting is normally the freeholder's, so we price it apart from yours.

North Kensington estates

Around Ladbroke Grove and Golborne there are post-war estates and blocks, and some flats there are now privately let after right-to-buy sales. The flat's board is often an early plastic unit or a rewireable fuse box, and the earthing comes from the block's own system. Anything in a riser or communal area needs the housing provider's approval.

If you let to three or more people from two or more households who share facilities, the council's HMO licensing may apply. It says mandatory licensing covers five or more occupiers, and an additional scheme introduced from 1 June 2023 covers other HMOs with three or more. Check the council's current scheme before you let.

In a mews house or a converted townhouse you may be the freeholder, the landlord and the keyholder for the meter. In a garden-square block you are usually none of those. Tell us which applies when you send the report, and we plan access and any isolation to match.

Kensington and Chelsea landlords ask

The property is a whole house over four or five floors. How is it priced?

Board prices go by the number of switches, so a large house with a big board falls in the top band. If the report covers more than one board, we price each from the report and show them separately, along with the other items listed.

My flat is in a garden-square building with a managing agent. Who do you deal with?

Usually the agent. We ask about working hours, rules on dust and noise, and whether the communal supply needs isolating, then confirm the date with you and your tenant.

Does my flat share need a licence in Kensington and Chelsea?

It may. The council licenses HMOs with five or more occupiers under its mandatory scheme. Other HMOs with three or more occupiers come under the additional scheme it introduced from 1 June 2023. Clear the remedials first, then check the council's current scheme for your property.

Do you work for agents letting in the Royal Borough?

Yes. Agents use one account for inspections and remedials, with a single monthly invoice and each property's evidence filed on its own. Pricing is the same trade rate across London. See the agents page.
