EICR remedial work in Lewisham

Fixed-price consumer unit replacement and remedial work across SE4, SE6, SE8, SE13 and SE14, from Brockley flat conversions to the inter-war family houses around Catford. Pass us the failed report from whoever inspected the property, and we'll price it within the hour.

Board jobs come with no call-out charge. Paying a deposit holds the slot, and you pay the balance once the work is done and certified. Our money-back guarantee applies throughout.

How long have you got?

The 28 days run from the date of the inspection, not the date the report reached you.

Lewisham homes and their usual EICR faults

Lewisham's rental market is mostly houses. Victorian and Edwardian streets fill the north and middle of the borough, while the south is dominated by large inter-war cottage estates. The two fail in different ways.

Brockley, Ladywell and Hither Green conversions

The streets around Hilly Fields, Brockley Cross and Ladywell are lined with tall Victorian houses, a good share now split into flats. Hither Green, Lee and Forest Hill have similar terraces. The typical report lists a rewireable fusebox or an early board with no RCD, and missing or undersized main bonding. A lighting circuit in the original part of the house often has no protective conductor, so metal light fittings and switches cannot be earthed. In a split house the meters are often in a shared hall cupboard, and the earth may come from an old lead-sheathed cable that the network operator has to assess.

Catford, Bellingham and Downham houses

The Bellingham and Downham estates were built between the wars as council cottage estates, and many of the houses are now in private hands and let to families. They are often still on a board fitted in the 1970s or 1980s. Common findings are no RCD protection on socket circuits and no bonding to the incoming water pipe. A shower or outbuilding supply added later may also lack a correctly sized cable. These are straightforward one-day board jobs in most cases.

Lewisham's property licensing

Lewisham runs additional HMO licensing across the whole borough, in place since 22 April 2022. A selective licensing scheme for single households and lets to one or two people came into force on 1 July 2024. It covers 18 wards: everywhere except Telegraph Hill and a small part of Blackheath. The council asks for an electrical inspection certificate in the tenancy information pack and says certificates must be valid when you apply, or the application is withdrawn. Check the council's current scheme for your address.

Lewisham wants valid certificates with a licence application, so it pays to clear an unsatisfactory report before you apply. We price what your report shows, and if anything changes on site we tell you in writing before work starts.

Questions from Lewisham landlords

I need a selective licence for my Catford house. Will a failed EICR hold it up?

It can. Lewisham asks for a valid electrical inspection certificate with the application and withdraws applications where certificates are not valid. Clearing the remedials first, with a fresh satisfactory report in the completion pack, gives you the document the council expects.

My Brockley flat shares a meter cupboard with the flat upstairs. Is that a problem?

Usually not for the price. It mainly affects the day: we may need the other owner's key, and both flats can lose power briefly while the main switch is off. We sort that access out in advance.

Can you quote from a report written by someone else?

Yes. We price strictly from the items on your report, whichever firm carried out the inspection, and reply within 60 minutes.

Do Lewisham letting agents use you?

Agents can run inspections and remedials through a single account, with one monthly invoice and the evidence filed by property. The trade prices match every other borough. Read more on the agents page.
